These Terms govern
in a legally binding way. Capitalised words are defined in the relevant dedicated section of this document.
The User must read this document carefully.

Casa agli Archi offers apartments (“Service”) in Bardolino to individuals and companies (“Tenants”) for short-term leases.
Bookings of Services are made through Casa agli Archi’s electronic booking system, available at casaagliarchibardolino.it (“Bookings”).
These terms and conditions apply to the Bookings and the Tenant’s use of the Object.
"Casa agli Archi" refers to:
- the Service;
- this site, including its sub-domains and any other site through which the Owner offers the Service

← Check-out: until 10:00
- Please notice that the apartment has NO reception.
- Departure, after 10:00 am if not previously agreed, is subject to a penalty of € 30 for each hour after 10:00 am.
- Children and infants are not allowed.
- Please notice that as required by Italian law we ask all our guests to show, at the check-in, a valid ID or Passport.
- At your arrival we will have to collect, on behalf of the Municipality of Verona, the city tax by cash (1 €/day for each person).
- Smoking is strictly prohibited in the apartment. In case of violation of this rule, the guest agrees to pay the restoration costs of € 300.
- Pets are not allowed.
- Parties are not allowed. You can't admit more people than the ones you have booked for and registered at the arrival. In case of parties or more/different people than the registered ones you accept to leave the apartment without refund and accept to be charged with an extra euro 500,00 fee.
Payment shall be made as follows: fifty (50) percent of the rental fee shall be payable after at checkout (the “Prepayment”); the remaining seventy (50) percent of the rental fee (the “Final Payment”) shall be payable not later than 7 days prior to the agreed date of arrival (the “Arrival Date”) by credit card charge. If a Booking is made less than 7 days prior to the Arrival Date, full payment of the rental fee shall be made upon Casa agli Archi confirmation of the Booking.
A Booking becomes binding when confirmed by Casa agli Archi and the Tenant has paid the Prepayment or if the Booking has been made less than 7 days prior to the Arrival Date when full payment has been made. If the Tenant fails to timely pay the Final Payment, Casa agli Archi shall be free to offer the apartment to other potential Tenants for the same period as the Booking. If the Tenant fails to timely pay the Final Payment, Casa agli Archi may cancel the Booking and retain the Prepayment in full.
The Tenant may cancel the Booking with a full refund, excluding service fees and bank charges, if cancelled in writing at least 14 days prior to the Arrival Date. If the Tenant wishes to cancel the Booking later than 15 days prior to the Arrival Date the following shall apply: if cancelled between 14 days – 7 days before the Arrival Date, Casa agli Archi will retain the Prepayment in full; and if cancelled later than 7 days before the Arrival Date, Casa agli Archi will retain the full rental fee.
The Apartment shall be leased fully furnished and with a functional kitchen, and otherwise as advertised by Casa agli Archi on its website. Casa agli Archi is not liable for any thefts, accidents, or neighbour disturbances, nor for any unforeseen mechanical, electrical, and technical failures such as television, cable service, internet connection, satellite television, appliances, air-conditioning, etc. or other errors that are central real estate related, such as heat, water, electricity, and elevator. Unless otherwise stated, Casa agli Archi does not guarantee that the apartments are suitable for persons with allergies of any kind. Final cleaning of the Object upon departure, as well as sheets and towels, are included in the total price unless otherwise agreed between the Tenant and Casa agli Archi.
The Tenant undertakes for the term of the lease to:
take good care of the Apartment, including furniture and other objects;
observe any specific rules for the Apartment made available to the Tenant;
not sub-lease or in any other way make the Apartment available to any third party;
not allow more persons than stipulated in the Booking over-night access to the Apartment;
not interfere with public order or disturb the neighbourhood;
immediately notify Casa agli Archi of any damage to the Apartment, including furniture and other objects, whether caused by the Tenant or any other person;
not keep pets in the apar Apartment ment;
unless explicitly agreed otherwise smoking is not allowed in the Apartment.
The Tenant shall be liable for any damage or disturbance caused by the Tenant.
Unless otherwise specified, the terms of use detailed in this section apply generally when using Casa agli Archi.
Single or additional conditions of use or access may apply in specific scenarios and in such cases are additionally indicated within this document.
By using Casa agli Archi, Users confirm to meet the following requirements:
Unless where otherwise specified or clearly recognisable, all content available on Casa agli Archi is owned or provided by the Owner or its licensors.
The Owner undertakes its utmost effort to ensure that the content provided on Casa agli Archi infringes no applicable legal provisions or third-party rights. However, it may not always be possible to achieve such a result.
In such cases, without prejudice to any legal prerogatives of Users to enforce their rights, Users are kindly asked to preferably report related complaints using the contact details provided in this document.
Through Casa agli Archi Users may have access to external resources provided by third parties. Users acknowledge and accept that the Owner has no control over such resources and is therefore not responsible for their content and availability.
Conditions applicable to any resources provided by third parties, including those applicable to any possible grant of rights in content, result from each such third parties’ terms and conditions or, in the absence of those, applicable statutory law.
Casa agli Archi and the Service may only be used within the scope of what they are provided for, under these Terms and applicable law.
Users are solely responsible for making sure that their use of Casa agli Archi and/or the Service violates no applicable law, regulations or third-party rights.
The Owner’s failure to assert any right or provision under these Terms shall not constitute a waiver of any such right or provision. No waiver shall be considered a further or continuing waiver of such term or any other term.
To ensure the best possible service level, the Owner reserves the right to interrupt the Service for maintenance, system updates or any other changes, informing the Users appropriately.
Within the limits of law, the Owner may also decide to suspend or discontinue the Service altogether. If the Service is discontinued, the Owner will cooperate with Users to enable them to withdraw personal data or information and will respect Users' rights relating to continued product use and/or compensation, as provided for by applicable law.
Additionally, the Service might not be available due to reasons outside the Owner’s reasonable control, such as “force majeure” events (infrastructural breakdowns or blackouts etc.).
Users may not reproduce, duplicate, copy, sell, resell or exploit any portion of Casa agli Archi and of its Service without the Owner’s express prior written permission, granted either directly or through a legitimate reselling program.
Without prejudice to any more specific provision of these Terms, any intellectual property rights, such as copyrights, trademark rights, patent rights and design rights related to Casa agli Archi are the exclusive property of the Owner or its licensors and are subject to the protection granted by applicable laws or international treaties relating to intellectual property.
All trademarks — nominal or figurative — and all other marks, trade names, service marks, word marks, illustrations, images, or logos appearing in connection with Casa agli Archi are, and remain, the exclusive property of the Owner or its licensors and are subject to the protection granted by applicable laws or international treaties related to intellectual property.
The Owner reserves the right to amend or otherwise modify these Terms at any time. In such cases, the Owner will appropriately inform the User of these changes.
Such changes will only affect the relationship with the User from the date communicated to Users onwards.
The continued use of the Service will signify the User’s acceptance of the revised Terms. If Users do not wish to be bound by the changes, they must stop using the Service and may terminate the Agreement.
The applicable previous version will govern the relationship prior to the User's acceptance. The User can obtain any previous version from the Owner.
The Owner reserves the right to transfer, assign, dispose of by novation, or subcontract any or all rights or obligations under these Terms, taking the User’s legitimate interests into account. Provisions regarding changes of these Terms will apply accordingly.
Users may not assign or transfer their rights or obligations under these Terms in any way, without the written permission of the Owner.
All communications relating to the use of Casa agli Archi must be sent using the contact information stated in this document.
Should any provision of these Terms be deemed or become invalid or unenforceable under applicable law, the invalidity or unenforceability of such provision shall not affect the validity of the remaining provisions, which shall remain in full force and effect.
